“Preventive maintenance†can mean anything from a quick look-around to a structured checklist with documentation and measurable outcomes. If you’re evaluating service partners, here’s what PM should realistically include — and what’s typically outside scope.
What a strong PM visit includes
- Asset-based checks: walk-ins, reach-ins, prep tables, ice machines, hood/vent interface, key cooking equipment
- Cleaning/conditioning where appropriate: coil condition, airflow paths, accessible filters
- Safety observations: obvious electrical hazards, gas odors, unsafe wiring/cords
- Performance notes: temps, unusual run times, recurring alarms/faults
- Documentation: a short report that management can act on
What PM usually does NOT include
- Major part replacements that require recovery or extended downtime
- Large repairs outside the planned scope
- After-hours emergency response (unless included as a coverage option)
